Can wait / Replace it now or Wait for it to fail

Replace the water heater now or wait for it to fail?

When to replace a water heater is partly a question of who sets the schedule. Replace it now if age or location worries you and you want time for quotes. Wait for it to fail if a failure would do little harm.

What would change the timing?

What does replacing it cost, and what do the dates tell you?

Bob Vila's survey summary of 2023, which uses HomeAdvisor and carries a June update, gives $850 to $1,650 for a standard install and $1,220 to $3,500 for tankless. Emergency work adds a flat $100 to $350 or runs time and a half to triple the usual rate, which is the real cost of waiting if the unit fails at a bad hour. Those figures are national and getting old, and your town may differ. Three written quotes will tell you more.

On age, no official lifespan in years was confirmed. The nearest thing is ENERGY STAR's 2018 sheet on gas water heaters, which raises the question for units over 10 years old and favors replacing before failure. It is a promotional program sheet, so treat it as a prompt to ask a plumber, not a ruling.

To see what types exist before someone names one in a quote, browse the water heater section at Plumbing Supply and More, a catalog run by the same team as this site. Your plumber may prefer other brands, and you need not buy there.

Who is allowed to do the swap where you live?

The rules are local, and these examples do not travel. Boston accepts the water heater permit application only from a contractor with a valid Massachusetts trade license. San Diego lets homeowners, property owners and licensed contractors get a simple permit that covers water heater replacements, except tankless types. Phoenix says a licensed contractor swap of an electric heater needs no permit, while doing it yourself does. So ask, and check permit or no permit and state rules.

Hardness may come up in the sales talk. Ask the plumber what it means for your unit. Penn State Extension says levels below 7 grains per gallon will probably not cause major scaling. To learn your number first, there is a home hardness test guide from SoftPro, a water softener seller run by the same team as this site. A softener is a separate decision, not a condition of a new heater.

Words to use

"How old is this unit, and what do you see that makes you think it is near the end?"

"If it were to fail, what would you expect to get damaged where it sits?"

"Can you quote a like-for-like replacement, along with anything else you recommend, as separate lines?"

"Does this need a permit here, and is it included in your price?"

Also asked

How long should a water heater last?
No official figure in years was confirmed, so this site will not give one. ENERGY STAR's 2018 gas heater sheet raises the question at over 10 years, but it is promotional. The useful questions for a plumber are the age on the label, what they can see, and what a failure would damage.
Is replacing a water heater before it fails a waste of money?
It can be, since you give up remaining life. It may also spare you emergency charges and damage if the unit sits above finished space. No figure found compares the two over time. Weigh it by location, then see emergency rate or next day for the other side.
Does a home warranty change the timing?
It may, so read the exclusions. California's Department of Insurance says forms are not standardized, and Florida requires exclusions in boldface. No regulator figure for a typical service fee was read. See home warranty or savings before relying on one to replace an older unit.
